Outstanding example of this fine vessel. She's been all over the Carib and maintained and upgraded over the years. 3 owner vessel. Fully enclosed cockpit - you can be comfy in cockpit in the pouring rain.
Full aft berth with head, moving forward on port is a 'workshop' - ease of access to engine is incredible. On starboard side is a full set of shelving and wet locker. In galley is a huge table that sits 6. Oven and range work wonderfully - heats FAST. Moving to forward is a roomy Vee berth, chest of draws and another head.

The storage was sufficient for us to cruise 6 months with ease.

Sails: Mizzen is brand new 2014, main is in great shape as is jenny. Lots of ground tackle, windlass, new electronics. Epirb. TONS of storage space. Updated full cockpit enclosure - heats up like a greenhouse when you need it. Roll up glass when you don't.
This vessel was designed to cross oceans, no question - check out Practical Sailor's reviews. She's a tank and sails well off the wind and for a cruiser points pretty well.

Center cockpit is very roomy with great visibility even for a 5' person!

Lots of upgrades and improvements - this vessel is for a cruising couple or family who are sailors, not for folks looking for a living room on the water (read: if you can't tie a sheepshank, best looking at a Hunter or Beneteau ;-) ) - this is a sailors sailboat as you'll read on the web and hear from anyone who knows their rugged older sailboats. She's a beauty but life demands the sale.

Designed in April 1971 by Arthur Edmunds, the Mistress was the first center-cockpit boat to come to the market with a walk-through passageway connecting the fore and aft cabins. During the 1972 New York Boat Show, there were 15-20 people waiting in line to see the Mistress during the entire show. Known for its roomy interior and rugged construction, the Mistress was featured in the "Classic Plastic" article in the December 1997 issue of Cruising World. The Mistress is a very comfortable offshore boat with its keel-stepped main mast and two heads, great for making extended offshore passages. The center cockpit version includes a walk-in engineroom, an aft cabin with standing headroom, a workbench, and a fixed dinette table. Two versions of the center cockpit Mistress were produced, an aft-cabin, and a "Great Cabin" with the aft cabin extended all the way to the transom. A total of approximately 60 Mistresses were constructed, including the Mistress Mark III, an aft-cockpit version. The Mk III made excellent use of the smaller interior space it had, featuring berths for five, swivel chairs, and a drop-leaf dining table. A Mistress can be found on the used-boat market for $45,000 to $60,000.
